The Plans Gallery provides a variety of filters to make it easier to find an ADU plan that matches your goals.
Construction type #
Prefabricated ADUs, also called Prefab, Manufactured, Modular, or sometimes Panelized, are built in a factory, then shipped to the site to be assembled or placed on a foundation.
Site-built ADUs, also called stick-built, are built from scratch using traditional construction methods
See ADU 101 for more detailed information, including pros and cons of each.
Square Footage #
Drag the sliders or enter values into the boxes below to find ADUs within specific size ranges. Keep in mind your local Planning and Building Departments might have rules about how large your ADU can be depending on your property, the number of bedrooms, and other details. Contact local staff to confirm what size ADU you can build.
Bedrooms #
Choose one or more bedroom categories to see ADUs with various configurations. Consider how you want to use your ADU now and into the future to think about how many bedrooms you might want.
Features #
The following features are available for filtering. Some plans (especially plans owned by public entities) may not have all features filled out, so keep in mind that when a plan doesn’t have something checked (like solar-ready) that doesn’t mean with certainty that it’s not solar-ready.
- In-unit washer/dryer: Includes necessary plumbing and hookups for laundry facilities within the ADU. Some prefabricated ADUs may include the appliances.
- WUI (Wildland-Urban Interface) compliant: Complies with rules about Wildland-Urban Interface (WUI) for structures in wildfire-prone areas. Check your property’s location and local rules for WUI requirements.
- Net-zero: Capable of generating as much energy as it consumes, with reduced environmental impact and potential cost savings over time. May involve higher upfront costs.
- Solar-ready: Equipped with the necessary infrastructure (like wiring, roof space) to integrate photovoltaic solar panels. Your ADU may be required to include solar panels as part of state energy rules.
- Accessibility features: Includes design features, infrastructure, and other details for people with mobility, visual, or other disabilities. ADUs frequently house seniors, individuals with disabilities, and others who might need features like ramps, grab bars, wider doorways, and larger bathrooms. Accessibility features are a good thing to consider to future-proof your ADU.
- Turnkey project: Includes all services from design through construction/installation in a single contract with one company. You do not need to hire a separate designer, contractor, engineer, etc. – your contract will include all services.
Cost #
The only cost filter that the Plans Gallery currently offers is if the cost to use the plan is free. Consider that free-to-use plans are typically provided by a public entity, and will require hiring a separate architect for customization.
Why aren’t there more cost filters? ADU costs can vary dramatically based on a variety of factors and are hard to estimate without a property in mind. See each individual plan listing for a high-range and low-range cost estimate.
Uh oh, I don’t see any plans in my search #
We’re working hard to get a wide variety of plans into the Plans Gallery, but there are still many filter combinations that might result in zero plans, especially if you’re using a local gallery and they currently have a small number of plans. Click the “Clear Filters” button to clear your filters and start over. We are always in the process of adding more high-quality plans to the Plans Gallery, so if your requirements are strict, consider checking back later.
